What is Common Condominium Property?
The Association will maintain, repair and keep in reasonable functioning order and the appearance of all Common Elements and common Condominium Property and will maintain and keep in the state of good repair all site improvements, including private roads, walkways, planted and landscaped areas and exterior lighting facilities, and any other property or facilities owned or managed by it.
Does the Association adhere to the Building Codes?
The Association will comply with all of the City regulations, zoning and fire codes and building codes as amended from time to time and will restrict the use of the land to the purposes approved for the development in accordance with the Ordinances of the City of Perth Amboy. The Association will not make alterations or additions to buildings or structures nor shall it permit occupancy of living Units except in conformity with the municipal approvals.
Who is responsible for plowing snow?
The Association will plow and shovel so as to keep clear from snow all private roads and walkways.
Who is responsible for trash removal?
The Association will provide for the removal of all trash and garbage.
How do I become a member of the Association?
The amended PREDFDA established that all unit owners are members of the association and also provided basic election participation rights, including the right of resident owners in
good standing to nominate any unit owner in good standing as a candidate for any position on the Executive Board, run, appear on the ballot and be elected to any Executive Board position.
Who performs the necessary repairs to the building?
The Association will make necessary structural repairs to buildings or structures and keep them in reasonably good condition.
